Locals in south Lewisham, London have voted to award £100,000 of funding to projects that will make a difference in their community.

Phoenix Community Housing residents voted for their preferred projects, from a shortlist of ten schemes, to receive a share of the £100,000 Phoenix Community Chest at an event on 6th June.

Visitors at the event could meet representatives from the shortlisted projects to find out about their plans and how the money would be used.

Phoenix Community Housing – London’s first resident-owned social landlord – has offered Community Chest funding for three years now. A total of £500,000 is being awarded over five years for schemes that will have a positive impact on the lives of locals in south Lewisham.

The winning projects were:

Bellingham Community Project, £16,834

This is a year-long programme of community activities, including: an intergenerational art project between Sedgehill School and Bellingham Golden Oldies; free monthly play sessions for children with special needs; weekly meetings at the Bellingham Craft Club; and a summer sports and leisure camp for children aged 5-11.

Phoenix Families Together, £19,605

This project is designed for families to strengthen relationships, and build new skills and experiences. It includes summer camping and day trips, training in community conversation to develop skills and ideas, and after school activities.

Aquila Fitness Project, £14,494

Older residents or those on low-incomes can receive free fitness classes in Bellingham and Downham through this scheme. The hour-long classes will take place twice a week and run for a year.

Health & Summer Scheme for Teens (REAP Youth Centre), £11,920

Young people will learn about health and wellbeing during this project, which includes: sports coaching, trips, cooking classes, and accredited courses in personal budgeting, money management and business enterprise.

Phoenix Get Out, Go Wild, £15,608

In the summer and October half-term holidays, this programme will offer young people free outdoor adventures. During the summer, fifty young people will go on a five-day trip to Kent to develop personal and social skills. In October, thirty young people will have the opportunity to take part in a two-night residential programme.

Dumps Adventure Playground, £5,055

This six-week summer programme at the Dumps Adventure Playground will run for seven hours a day on weekdays. The project includes: day trips, creative art projects, team and group games, sports, and much more.

Jim Ripley, Phoenix Chief Executive, says: “To date, our residents have used their votes to award more than £200,000 of funding to support good causes and great projects in our area, which have benefitted more than 2,000 people in Lewisham.

“Phoenix is resident-owned and resident-led. The Community Chest is a brilliant example of how we use our residents’ expertise to make a difference in our community.

“It was fantastic to be joined by so many people on Saturday and to receive a record number of votes from our residents. We’re delighted to be able to fund so many fantastic projects that we know will have a long-lasting impact and benefit to our community and people living in south Lewisham.”1

A new report into the best postcodes for buy-to-let rental yields has produced a surprise winner.

According to data from property peer to peer lending platform LendInvest, Birmingham is the city where the greatest rental yields can be achieved. Other front runners include Ipswich, Liverpool and Glasgow.

Despite Birmingham beating London in terms of rental yields, the capital still has postcodes which deliver the best overall returns on investment as a result of capital gains pushing up house prices.

Working out

Rental yields are working out by taking the yearly rental income from a property and then calculating this as a percentage of the total property value. By using one-million sales and five-hundred thousand rental listings from Zoopla, LendInvest then took the average rental price per year and divided that figure by the average property asking price.

The data revealed that four one the top ten highest rental returning areas are in England’s second city, with returns of 13.6% in B44, 11.9% in B42, 10.5% in B98 and 9.1% in B23. In Ipswich, landlords average returns are 10.8% in IP4 and in Liverpool, landlords can achieve a yield of 9% in the L28 postcode area.[1]

Branching out

Jane Morris, managing director of Property Let By Us, feels that more landlords are branching out in order to achieve maximum yields. Morris said that, ‘many landlords tend to invest near to where they live, but if they look further afield, they could easily increase their yields and capital growth.’ She continued by saying that, ‘the Midlands provides a great investment opportunity as the property is much more affordable than the South East and the yields are high. For example, in Coventry, a three bed semi will cost around £125,000 and will provide rental yields of around 6.57%.’[1]

Morris went on to say that, ‘many of the landlords that we work with are netting between 6.57% and 9.1% from their properties in Birmingham, Coventry and Nuneaton. My advice to any landlord looking to invest outside their area is carry out through research on property prices, rent prices and yields to ensure they make the right investment.’[1]

The Department for Communities and Local Government said in December 2014 that Cherwell District Council was successful in its bid for Bicester to gain the status by meeting the criteria to provide affordable housing, schools and jobs whilst conserving the countryside.

The Council revealed that funding has now been confirmed for feasibility studies, which “will guide the delivery of the 13,000 homes, 21,500 jobs and supporting infrastructure as outlined in the Council’s submitted Local Plan.”1 

Leader of Cherwell District Council, councillor Barry Wood, comments: “This grant and the awarding of Garden Town status does not change the plans we had for Bicester, it simply gives us the funds and capacity to deliver them sooner.

“It will enable us to ensure the jobs, infrastructure and transport provisions are delivered alongside the homes to ensure the current and future residents of Bicester are supported in all aspects of their lives.”1 

The feasibility studies will look at issues such as green spaces, transport links and the possibility of adding a new motorway exit. Cherwell will work alongside Bicester Town Council and Oxfordshire County Council.

The 13,000 homes will be built in two phases: 10,000 between 2014-2031 and 3,000 from 2031 onwards.

Communities Secretary Greg Clark has urged Whitehall departments to release leftover and unused land and property for new homes.

Clark says that departments must “loosen their grip” on sites that could be used for house building. He has set a target of 150,000 homes built on redundant land by 2020. This is equivalent to the amount of houses in Wakefield.

He also asks England’s 326 councils to look at the “significant” land assets they hold and use some of these plots, especially brownfield land, for new builds.

He explains: “The chance to own your own home should be available to everyone who works hard and aspires to. That is what a government for working people is about – making sure people have the security they need to build a brighter future for them and their families.”1

The new local government transparency code requires councils to publish their property and asset registers.

Government accounts reveal that in 2011, councils held £223 billion of assets, £108 billion of which was in land and property.

The Housing Bill, outlined in the Queen’s Speech, obliges local authorities to create and maintain a register of brownfield land that is suitable for housing development, including their own land.

Rightmove’s New Tool for Helping Agents Find Landlords

Online property portal Rightmove has launched a new email led mapping tool that enables letting agents to find new landlords in their local area.

Nine in ten landlords use Rightmove to search for their next investment, revealed the Property Academy.

The tool is designed to help agents find these landlords when they are actively seeking a buy-to-let property.

Its arrival coincides with new research from Rightmove that found 40% of landlords last instructed a letting agent when they had just purchased a property.

Rightmove customer’s standard membership enables them to use the tailored map to plot where landlords who are looking for their next investment have enquired about a property for sale on the website.

This will help letting agents decide where to target their marketing campaigns.

The tool is also available for resale, giving agents more information about house hunting activity in their area and helping them find instruction opportunities.

The tool displays any enquiries as pins on the map and does not give out any landlord or agent details. Rightmove says that any agents interested in trialling the tool can contact their account manager to set up a review.

Head of Lettings at Rightmove, Sam Mitchell – the former CEO of Sotheby’s International Realty – will be at Lettings Live 2015 on Friday 12th June to speak about the current private rental sector and what landlords are looking for in an agent.

New web and mobile app for landlords and tenants

A new web and mobile based app has promised to change the face of rental communications.

‘Arthur’ has been devised in order to greatly improve the way that tenants and landlords communicate with one another. Designed by a group of buy-to-let landlords, the app comes with the intention of assisting homeowners in managing their property and building relationships with their tenants.

Marc Trup, co-founder of Arthur, said that, ‘as a part time landlord and a co-founder of Arthur I used to look at renting out my properties as doing the tenant a favour. I saw any complaints or issues raised as an irritation, especially if I was on holiday and a call or text came through with a problem.’[1]

However, Trup conceded that he was, ‘looking at it all wrong.’ He said that he eventually realised that tenants, ‘were actually my customers and I knew that if my portfolio was to continue to grow I would have to apply different business principles to ensure tenant retention. I started to look at things from my tenants’ point of view and worked out what I could do to add value to their experience and make the communication about every aspect of the landlord/tenant relationship more efficient on both sides.’[1]

Customer experience

Trup stated that his experience of customers enabled him to create an app that focuses on tenant retention. By providing a quick response from the landlord or property manager, the app is likely to create happier tenants who will therefore be more inclined to renew their agreement.

After three years of development, Arthur looks to cover every aspect of the renting experience. Included are subsections for documents, utilities, tracking issues and messages to third party groups. Additionally, the app gives tenants the chance to access documents relating to their tenancy and property together with financial statements. Most importantly, Arthur gives tenants the ability to raise and follow an issue through to completion.
